Nest Quest ROI is both a research-grade book and live, auditable simulator. It introduces a universal single-ledger engine that rigorously models and compares all major housing and lending pathways-rent, mortgage, rent-to-own, and hybrid contracts-using both nominal and inflation-adjusted (CPI-U deflated) terms.
Its originality rests on four breakthroughs.
- Live Simulator: A continuously updated, user-driven engine where households, lenders, investors, operators, and policymakers input real-time market data, rates, rents, and inflation, and evaluate outcomes with identical assumptions. This transforms the work into a dynamic living laboratory.
- Innovative Metrics (RNIM & ERA): Defines Real Net Interest Margin (RNIM) and Equity Return on Asset (ERA) as precise measures of real economic performance, revealing hidden structural costs and overlooked margin opportunities.
- Mathematical Proof of Institutional Benefit: Formal ledger math proves that institutions can sustainably enhance profitability and resilience by adopting transparent allocation contracts (e.g., rent-to-own structures).
- Digital Gold Savings Account (DGSA): Proposes a policy-compatible, inflation-resilient savings rail that records balances in both local currency and gold grams, preserving household savings without undermining the monetary policy.
- Households: Transparent, inflation-aware, rent-vs-buy clarity.
- Lenders/Investors: Real-margin measurement and resilient contract design.
- Operators: Unified testing of investment and repositioning options.
- Policymakers: Pilot-governed, non-disruptive ownership alternatives.
- Innovators/Fintechs: Open models for new ventures with verified mathematics.
